Our booking system is designed for fairness and flexibility. As an owner, you enjoy real-time access to your property's calendar. Here's how it works:

Your Annual Allotment

Your annual stay allotment scales with your share. The baseline is 42 nights per calendar year for each 1/8 share owned. So a 1/4 owner receives 84 nights, and a 1/2 owner receives 168 nights. All stays, including short-notice ones, count toward this annual total.

Allotments reset on January 1. For stays that span the year boundary (e.g., Dec 28 to Jan 4), each night counts toward the calendar year it falls in.

New owners who purchase mid-year receive a pro-rated allotment for the remainder of the year (e.g., a 1/8 share purchased July 1 grants approximately 21 nights for that calendar year), then receive the full annual allotment starting January 1.

Types of Stays

General Stays

These are your standard, planned vacations.

  • Booking Window: 8 days to 24 months in advance.
  • Stay Length: Minimum 2 nights; maximum 14 nights per 1/8 share owned (so a 1/4 owner can stay up to 28 nights, etc.).
  • Holds Limit: Up to 6 hold credits at a time per 1/8 share owned. Hold cost depends on stay length \u2014 see below.

Short-Notice Stays

Spontaneous getaways using available dates.

  • Booking Window: 2 to 7 days in advance.
  • Stay Length: Same minimums and maximums as general stays.
  • Holds Limit: Unlimited. Short-notice stays do not consume hold credits.
How Hold Credits Work

Each general stay you book consumes hold credits based on its length. This prevents one owner from locking up the calendar with many long stays.

  • 2 to 7 nights: 1 hold credit
  • 8 to 14 nights: 2 hold credits
  • 15+ nights: 3 hold credits

A 1/8 owner has 6 credits, a 1/4 owner has 12, and so on. When you cancel a stay, its credits are returned to you. Short-notice stays do not consume credits.

Note on Fully Sold Homes: When a property is fully sold out, the booking windows shift to give all owners more opportunities. The General Stays window starts at 31 days out, and the Short-Notice window expands to 2-30 days out.

Special Rules & Policies

Peak Season

Includes Dec 15 - Mar 31 and the entire month of July. Each 1/8 share allows up to 2 peak units per year. A 1 night peak stay uses 1 unit; an 8 night peak stay uses 2 units.

Special Dates

Holiday stays require a 3-night minimum. The number of holidays you can claim per year matches your share size (one per 1/8 owned). This limit is waived for stays starting within 30 days. Holiday allocation rotates each year through a fair-share process.

Stay Buffer

To ensure fair access, a 7-night gap is required between any two stays booked by the same owner at a single property.

Cancellations

When you cancel a stay, its dates and hold credits become available immediately. Other owners are automatically notified of the new availability. No-shows may be subject to cleaning fees.
